Hawkview, one of our ongoing collaborations with the Reno Housing Authority, continues to make steady progress as we advance through design and early construction coordination. This 199‑unit community spans eight buildings seven residential structures supported by one central community building. With phased construction underway and an anticipated completion in mid‑2027, the project reflects a thoughtful balance of durability, affordability, and forward‑looking design.


A key feature of Hawkview is the strategic use of steel construction in place of traditional wood framing. This decision supports long‑term insurance savings for the owner while enhancing structural performance across the site’s varied conditions. Working closely with Pinecrest Construction, our team is navigating several structural and site‑specific challenges, including three‑story brace frames, clay soils, and a sloped site bordered by the Orr Ditch. Buildings 1 and 2 also incorporate daylight units, taking advantage of the natural grade to bring additional light and livability to the lower levels.


Brace frames feature replaceable yield‑link plates that absorb wind and seismic forces.


Despite the complexities, the project continues to move forward with strong collaboration and a shared commitment to quality. Our design approach emphasizes resilience and accessibility, ensuring that each building supports the needs of future residents while responding to the unique characteristics of the site. As Hawkview progresses, we look forward to delivering a community that reflects thoughtful planning, durable construction, and meaningful partnership with the Reno Housing Authority.
